Evaluation Methodology and Loan-related Product for J-REITs that aligned with ESG activities

MUFG Bank offers the loan product, “ESG Evaluation loans for J-REIT,” using “MUFG ESG Evaluation for J-REIT supported by JCR”(note) which is provided by Mitsubishi UFJ Research and Consulting. The entire loan or portions directed towards J-REITs which have received the top three ratings of MURC's ESG evaluation may be preferentially allocated for the usage of the proceeds of the MUFG Green Bonds only if loans to Eligible Green Projects. Through the loan products related to ESG, we are not only able to support the customers' funding methods, but also support customers' business challenges and offer solutions as well.

Support Environmentally Friendly Management

ESCO Business

Energy Service Company (ESCO) business can assist large consumers of energy-including commercial facilities such as buildings, factories, and hotels and public facilities such as street light systems-to achieve greater energy efficiency. An ESCO project provides a package of services (which can include energy -saving diagnosis, proposals for project planning and facilities upgrades, and validation of results after construction) that achieve reductions in environmental impacts while also reducing costs.
Because all of the costs associated with an ESCO project, including facility upgrades, can be recouped through future reductions in energy costs resulting from improved energy efficiency ESCO projects require essentially no investment of new funds.
Having launched services in the early days when the ESCO business was first introduced to Japan, Mitsubishi UFJ Lease & Finance is expanding its functions as a general coordinator for the promotion of energy saving and has worked on more than 450 ESCO projects in hotels, hospitals, universities and other large-scale facilities. Moreover, as one example of our top-class record and reputation in Japan, our ESCO project in “Nagoya University Hospital”, which we implemented in a joint effort with three other organizations, received the Prize of the Chairman of the Energy Conservation Center, Japan in the 2011 Energy Conservation Grand Prize Awards.

Used Equipment Trading Business

Drawing on its accumulated experience and know-how in the leasing business, Mitsubishi UFJ Lease & Finance (the Leasing Business) is aware of its various roles and responsibilities relating to issues such as waste reduction, and has been trading in machine tools, as well as medical, computers and office machinery, and other used equipment. For example, the Group company U-MACHINE Inc. utilize its expertise on machinery to engage in the purchase, maintenance, and sale of machine tools and industrial machinery. In this way, the Leasing Business actively promotes three R (reduce, reuse, recycle) initiatives.

Holding a Seminar Focusing on a Hydrogen-Based Society

With the recent introduction of fuel cell vehicles into the market and the advancing commercialization of hydrogen stations, the use of hydrogen has been attracting significant attention. In order to suggest methods that would allow hydrogen to take hold as a part of social infrastructure in the future, Mitsubishi UFJ Research and Consulting (MURC) and MUFG Bank (the Bank) jointly hosted a seminar titled “The Way to a Society with Next-Generation Energy” in Tokyo, Osaka, and Nagoya. A total of 430 people participated in the seminar.
Starting with Kyushu University professor Naoki Hirose, who contributed to the development of the Toyota Prius, companies that are leading the way in technological development and verification as well as members of local governments in Japan and overseas, including Aichi Prefecture and the Scottish city of Aberdeen, gathered for the event. These participants held debate regarding the possibilities of hydrogen in a society with next-generation energy.
In addition to providing information through seminars, MUFG will lead the way with initiatives geared toward the development of a sustainable society by supporting commercialization of hydrogen that leverages the Bank's financial functions and network, as well as MURC's consulting know-how.

Holding a Seminar Focusing on Measures to Conserve Energy

MUFG Bank(the Bank)-sponsored “Seminar for energy-saving investment” was held in Tokyo, Osaka, and Nagoya for customers who engage in environmental management.
Approximately 160 people participated in these seminars, many of which were administrators at head offices who oversee the approval of capital investment, including management personnel.
At the seminar, detailed examples, issues, and countermeasures regarding energy-conservation initiatives were provided in lectures from a political perspective by members of local bureaus of economy, trade and industry, as well as lectures from a practical perspective by members of the Japan Electro-Heat Center and Omron Field Engineering Co. Ltd.
The Bank and Mitsubishi UFJ Lease & Finance (the Leasing Business) introduce customers to the MUFG Group's lineup of support related to energy conservation, including systems for subsidiary aid and methods that leverage finances from public-private partnerships. The Bank and the Leasing Business also offer advice to customers dealing with such issues as aging facilities and cutting energy costs. Going forward, we will exercise the comprehensive capabilities of the MUFG Group to their full potential and offer support geared toward resolving the issues our customers face.

Supporting Environmentally Conscious Home Purchases and Renovations

MUFG Bank (the Bank) encourage the use and proliferation of renewable energy by providing services that offer a certain level of preferential interest rates on designated loan interest rates to customers building or purchasing “environmentally conscious homes” that meet certain conditions, such as being equipped with solar power generation systems.
The Bank also provides a service that offers preferential interest rates on designated loan interest rates for environmentally conscious refurbishment.

The Wild Bird and Greenery Trust for Environmental Conservation

Mitsubishi UFJ Trust and Banking (the Trust Bank) created the Wild Bird and Greenery Trust as a financial vehicle to support environmental conservation activities; income from this trust fund is donated to a public interest incorporated foundation, the Wild Bird Society of Japan. When payments are made to this society, the Trust Bank provides a matching contribution from its own funds (a minimum of ¥500,000, and maximum of ¥2.5 million, semi-annually), further meeting our customers' desire to protect the environment.
As of March 2019, the trust fund's contract balance was ¥245.09 million. In FY 2018, donations from the trust fund and matching donations from the Trust Bank totaled ¥1.03 million.

Point Program for Donating Credit Points to Environmental Protection Organizations

Mitsubishi UFJ NICOS (NICOS) offers a service in which customers can contribute to the environment by using points accumulated with credit cards (MUFG CARD, DC, or NICOS). The NICOS points program offers a "Charity" option (note) giving customers the option of making a ¥5 donation per point-to research for environmental protection and conservation through tree planting and forest management, or to a variety of volunteer organizations engaged in capacity building.

This program enables users to donate money to an environmental project or organization of their choice, including projects conducted by a public interest incorporated foundation, the Organization for Industrial, Spiritual and Cultural Advancement-International, Japan (OISCA Japan) and organizations such as the Global Environmental Forum of Japan, Japan Fund for Global Environment (JFGE).
